Blinds for Officer homes.

Officer has gone from farmland to one of the busiest handover corridors in Victoria inside a decade. Estates like Arcadia, Timbertop and Kaduna Park settle new families almost every week, and none of those contracts include window furnishings. Paint, flooring and a driveway are in the build. Blinds are not. That is why the overwhelming majority of our Officer jobs are a whole-of-house first fit-out rather than a replacement, and why we are often measuring a house that still has protective film on the glass.

Big glass and shallow eaves are a bad combination.

Modern estate designs sell on light: wide living-room windows, a stacker door to the alfresco, and often a tall void window over the entry or stairwell. What they do not have is the deep verandah of an older Pakenham weatherboard. A typical new-build eave is around 450mm, which shades the glass at midday in January and does almost nothing at 4pm when the sun is low in the north-west. Add small estate blocks where the neighbour's roofline is not tall enough to throw any shade, and a west-facing living room in Officer can sit five to eight degrees above the rest of the house on a 38 degree day.

Condensation in a brand new house.

New homes are built tight, and a fresh slab plus new plaster releases moisture for the first twelve to eighteen months. Through an Officer winter that shows up as water running down the inside of bedroom windows in the morning. Blinds do not cause condensation, but a blind clamped hard against the glass will trap the damp air and let mould take hold on the fabric. We deliberately set the bottom rail and side clearances so air can move behind the blind, and we point people toward wipeable blockout fabrics and PVC rather than a fabric that will stain.

Rollers run $120 to $320 per window depending on width and fabric, honeycomb $220 to $480, and motorisation adds $150 to $350 per blind. A whole three to four bedroom estate home done in rollers lands between $2,400 and $5,500 supplied and installed in 2026.
